About this appAI proposal
Takeoff Ledger is a web app for small and mid-size builders and estimators. Upload a PDF plan or a model export, mark up or accept suggested quantities, and match each line to your own cost list or a regional price list you import. The result is an estimate you can edit line by line.
When the bid is won, the estimate becomes the project budget. Log committed costs, invoices and change orders against the same lines, and see where the job is drifting before it closes.
It is different because quantities, prices and budgets live in one place with open export formats. You can take your data out as spreadsheets at any time, so you are not tied to one vendor. Every AI match shows its source and can be overruled.

- Why this name
- Takeoff is the trade word for measuring quantities from plans. Ledger says the numbers stay in one honest, readable record.
In the first version
Members say which features they would use. It tells PWAS what people want; it changes no score.
PDF plan takeoff
Set the scale, then measure lengths, areas and counts on drawings. Each measure links to a line in the estimate.

Model export import
Bring in quantity tables exported from BIM and CAD tools and map them to estimate lines in a few clicks.

Suggested price matching
AI proposes a cost item for each quantity from your price list. You see the source and confidence, and you approve or change it.

Regional price lists
Import price lists by region and currency, keep several versions, and choose which one each estimate uses.

What it could be worthEstimate
What a software business making this much sells for today, from real deals. Pick a monthly revenue.

Sale range $132,000 to $263,000
$120,000 a year in revenue
From 87 software businesses listed and sold on Empire Flippers in the last year, revenue vetted by the broker: they sell for about 19× their monthly revenue, most between 13× and 26×.
Measured on profit, the middle deal is 32× monthly net profit: about 2.7 years of profit.
An estimate, not an offer or financial advice. A real price depends on profit, growth, churn, how much of the work is the owner's, and the buyer.
How it would growAI proposal
How the product would reach new customers through its own use, and how the first ones would be found. A plan to test, not a result.
- Built-in loop
- Shared outputs. Estimators send bid PDFs and budget views by link to clients, owners and subcontractors. Subcontractors can open a read-only link and submit their quote against a line.
- Do they become customers?
- Clients and owners mostly only view. Subcontractors who quote on lines run their own bids and may become paying users. Test how many quote-link recipients create an account within a month.
- First customers
- Small residential and light commercial general contractors with 3 to 15 staff, who estimate in spreadsheets and PDFs today.
- Where to reach them
- Contractor forums and groups: Share a free sample takeoff of a public plan set and offer to price one real bid with users.
- Trade associations: Offer a short webinar on moving from spreadsheet estimates to tracked budgets.
- Direct outreach: Message estimators on professional networks with a short demo video of a plan-to-estimate flow.
- First milestone
- Ten small contractors each build a real estimate, and at least five pay for the Team tier within 60 days.

RisksAI inference
- TechnicalReading native CAD and BIM files is hard. The first version may only handle PDF plans and exported quantity tables, which could disappoint buyers who expect direct model import.
- DataRegional cost data is hard to source and license. Users may have to bring their own price lists, which adds setup work before the first useful estimate.
- AIWrong price matches could cause underbidding. Every match needs a visible source, a confidence level and human approval, and users must not over-trust it.
- CommercialBuilders often stay with familiar tools and spreadsheets. Switching cost and trust in a new vendor may slow paid adoption.
- Intellectual propertyThe evidence points to an open-source project in this area. Reusing any of its code or data needs a license check, and the product must stay clearly original.
