About this appAI proposal
Rentbook is a plain rent ledger for landlords who run their own properties. Keep each lease, tenant contact and rent payment in one place, mark rent as received, and send a receipt in one tap.
It is built for owners with 1 to 50 units who now use spreadsheets and email threads. It does the core jobs only: lease dates, who has paid, who is late, and proof of payment. No accounting suite, no screening, no feature bundle to pay for.
It installs as a web app on your phone. Your data export is always available as CSV, so you can leave with your records whenever you like.

- Why this name
- A rent book is the paper ledger landlords have long kept. The name says the same job in one plain, pronounceable word.

What it could be worthEstimate
What a software business making this much sells for today, from real deals. Pick a monthly revenue.

Worth about
$194,000
Sale range $132,000 to $263,000
$120,000 a year in revenue
From 87 software businesses listed and sold on Empire Flippers in the last year, revenue vetted by the broker: they sell for about 19× their monthly revenue, most between 13× and 26×.
Measured on profit, the middle deal is 32× monthly net profit: about 2.7 years of profit.
An estimate, not an offer or financial advice. A real price depends on profit, growth, churn, how much of the work is the owner's, and the buyer.
How it would growAI proposal
How the product would reach new customers through its own use, and how the first ones would be found. A plan to test, not a result.
- Built-in loop
- Shared outputs. Each receipt and reminder email goes to tenants and carries a small 'sent with Rentbook' line linking to the product. Landlords who know other landlords may see it there.
- Do they become customers?
- Tenants are mostly renters, not buyers, so exposure is weak. Test whether tenants who also own a property, or who pass the link to their landlord, ever sign up.
- First customers
- Individual landlords who own 3 to 15 rental units in one country and now track rent in a spreadsheet.
- Where to reach them
- Landlord forums and groups: Join existing landlord communities, answer rent-tracking questions and offer a free spreadsheet import.
- Open-source project communities: Reach users of self-hosted property apps who would rather not run a server, and offer hosted use.
- Local landlord associations: Offer a short demo at meetups and give members the first year of Landlord at a discount.
- First milestone
- Ten landlords with 3 or more units pay for Landlord for two months in a row.

RisksAI inference
- CommercialThe evidence shows interest in a free open-source, self-hosted app. Landlords may not pay for a hosted version when a free one exists.
- DataTenant names, contacts and payment records are personal data. A breach or loss would harm trust and may carry duties that differ by region.
- RegulatoryReceipt, deposit and notice rules vary by place. Wrongly formatted receipts could cause disputes, so templates need local review.
- TechnicalRecording payments by hand may feel no easier than a spreadsheet. Value depends on fast entry and reliable receipt email delivery.
- CommercialThe opportunity favors self-hosting, but this product is a hosted PWA. Some target buyers may reject it for that reason.
