About this appAI proposal
Doorlog gives property managers one place for the daily work: repair requests, resident messages, rent payments, invoices and property records. Each request is linked to its unit, the resident and the vendor who fixes it, so nobody retypes details between tools.
It is built for small property management companies and managers of shared residential or commercial buildings. Residents report problems from a phone with no app install. Managers assign the job, follow it, and turn finished work into an invoice.
Generic ticketing tools know nothing about units, leases or vendors. Doorlog starts from the property and keeps everything about it together. Extra services can be added later as small add-ons.

- Why this name
- A door is the unit of the job, and a log is the record kept. Two plain words that say what the product does.
In the first version
Members say which features they would use. It tells PWAS what people want; it changes no score.
Repair requests tied to units
Residents send a request with photos. It lands on the right unit with history, status and an assigned vendor.

Resident and contact records
Keep residents, owners and vendors per property, with every message and job in one timeline.

From 87 software businesses listed and sold on Empire Flippers in the last year, revenue vetted by the broker: they sell for about 19× their monthly revenue, most between 13× and 26×.
Measured on profit, the middle deal is 32× monthly net profit: about 2.7 years of profit.
An estimate, not an offer or financial advice. A real price depends on profit, growth, churn, how much of the work is the owner's, and the buyer.
How it would growAI proposal
How the product would reach new customers through its own use, and how the first ones would be found. A plan to test, not a result.
- Built-in loop
- Shared outputs. Residents, owners and vendors receive request links, payment pages and invoices that carry the manager's brand with a small Doorlog mark. Owners and vendors see how the work is tracked.
- Do they become customers?
- Owners and vendors who manage their own properties or run small firms could become customers. Residents are unlikely to. Test whether invoice and link recipients ask to sign up.
- First customers
- Independent property managers running 20 to 100 residential units in one city, now using spreadsheets, email and a separate ticketing tool.
- Where to reach them
- Local landlord associations: Offer a talk and a free pilot setup to members of regional landlord and property manager groups.
- Direct outreach: Contact small management firms found in local listings and offer to import their units and open repairs.
- Online communities: Answer questions in property management forums and groups and share a short demo.
- First milestone
- Ten small managers use it for a month, and five pay for a plan.

RisksAI inference
- CommercialManagers may already be tied to accounting or ticketing tools and resist switching. Demand for an all-in-one tool is unproven in the material.
- RegulatoryCollecting rent and holding deposits can bring money transmission, tenant and data rules that differ by region.
- TechnicalReliable payment reconciliation across many properties and owners is harder than it looks.
- CommercialThe marketplace and mini-app idea needs both vendors and managers. It is left out of the first version.
- DataResident personal data and documents need careful access control and retention rules.
